How do I apply and what are the fees involved?

You must submit an application online via Propertyware. Each adult above the age of 18 that will be occupying the home must pay a non-refundable fee of $100. This application includes the screening process and background checks. If your application is approved, you will be notified within 24 hours and we will guide you through the next steps to obtaining a home.

How and when do I need to pay rent?

Rent is paid through our user friendly website, Propertyware. You may pay with a debit card, credit card, or connect your bank account information up. It is paid by the 1st of every month and is considered late after the 3th. On the morning of the 4th, a 10% late fee will be added on. Cash is not accepted as a rental payment.



If I move into a property, can I paint the walls?

If you choose to paint any walls, you must use our paint vendor to restore the walls to the original color prior to moving out. This will be at the tenant’s cost.

Can I bring my own appliances; refrigerator, stove, dishwasher, washer machine, etc.?

Typically appliances already come with the property. If you do choose to bring your own, it will be a case by case discretion that will be determined in the lease after discussing this with the property owner.

Can we end the lease early and if so what is the proper process?

If you decide to move out prior to the end of lease date, you are still responsible for rent until the lease is up. In the event we are able to find a new suitable tenant for early replacement, you are responsible for rent until they are able to take over the property and the existing lease is terminated.

Is pest control taken care of or is it my responsibility??

Pest control is the tenant’s responsibility.

If repairs need to be done, how do I go about it and who pays?

You must submit a maintenance request online using Propertyware. When we receive the submission, we will take care of any necessary repairs via our vendors.

How do I get utilities into my name?

Utilities are often taken care of by the tenant by reaching out to the utility provider. They must be put into the tenants name by the second day of occupying a home. In some cases where certain utilities are included in the rental price, we will make that known.

If I want to get a pet after I have already moved in, what do I do?

The request must first be submitted on Propertyware. We then contact the owner and request approval. If accepted, a non-refundable fee of $250 must be paid prior to obtaining the pet. Going forward, there will be an additional $30 added to your rent each month until the end of lease date.

What do I do if I notice something wrong with the property after I have already moved in?

We provide you with an inspection check list where you can list any discrepancies within the first seven days of occupancy.

Who is responsible for lawn care?

Tenants are typically responsible for lawn care and maintenance. Often tenants choose to use our preferred vendor since we are able to get lower rates.
