Tenant FAQs

SPM does a thorough screening for each possible tenant that applies which includes checking income, rental history, credit, criminal background and proper identification. For in depth information on each, please refer to the Tenants tab at the top of our website and select Rental Application Criteria.

You must submit an application online via Rent Screener. Each adult above the age of 18 that will be occupying the home must pay a non-refundable fee of $95. This application includes the screening process and background checks. If your application is approved, you will be notified within 24 hours and we will guide you through the next steps to obtaining a home.

Rent is paid through the tenant portal, which you will receive upon approval of your application. You may pay with a debit card, credit card, or connect your bank account. Rent is due on the 1st of every month and considered late on the 4th. A late fee of 4% will be applied to all late rental payments. Cash is not accepted as a rental payment.

Your security deposit will be due at the time of signing your lease and is in the amount of one month’s rent. The deposit is refundable under the terms of FL Statute 83.49 (3).

 

If you choose to paint any walls, you must use our paint vendor to restore the walls to the original color prior to moving out. This will be at the tenant’s cost.

Typically, appliances already come with the property. If you do choose to bring your own, it will be a case-by-case discretion that will be determined in the lease after discussing this with the property owner.

If you decide to move out prior to the end of the lease date for any reason, you are required to pay the termination fee equal to 2 months rent

Pest control is required and is the tenant’s responsibility. SPM has contracted with a vendor to give tenants a bulk rate. Our vendor must be used and is an annual payment from the tenant.

You must submit a maintenance request online by clicking the link at the top of our website labeled “Maintenance Request”. When we receive the submission, we will take care of any necessary repairs via our vendors. If it is determined that the damage was caused directly by the tenant, repair costs will be charged to the tenant. All other repairs will be paid for by the owner of the property. 

Utilities are responsibility of the tenant. They must be put into the tenant’s name by the third of the occupying home. In certain cases where utilities are included in the rental price, we will make that known to the tenant. Your leasing agent will go over this in detail with you upon moving into the property so that you are aware of which utility companies you must contact. 

 

The request must first be submitted on the tenant portal. We then contact the owner and request approval. If accepted, a non-refundable fee of $250 must be paid prior to obtaining the pet. Going forward, there will be an additional $30 added to your rent each month until the end of the lease date.

 

This will need to be discussed with your leasing agent. In order to sublease the property, the roommate that wishes to stay must update their application and would be responsible for any associated application fees. If that roommate reapplying can qualify on their own, we would need all parties to sign an agreement releasing the other from the lease.

We provide you with an inspection check list where you can list any discrepancies within the first seven days of occupancy.

Yes. You may use any insurance company that you wish, but insurance is required. You must submit proof of insurance to your property manager for confirmation.

You will receive your security deposit back within 15 days after the end of lease date if there are no repair or damage claims on the property. If there are any claims on the property, you will receive the remainder of your deposit with 30 days from the end of lease date.
